Yellowstone Club, the world’s only private ski and golf community, is set amidst the grandeur of the Rocky Mountains. THE SETTING
Just west of the famed Gallatin River near the northwest corner of Yellowstone National Park and the picturesque mountain town of Big Sky, Montana, Yellowstone Club is nestled in the Rocky Mountains. 13,600 rolling acres are surrounded by 10,000-foot peaks, world-class skiing and blue-ribbon trout streams. Yet, as beautiful and untouched as its surroundings, Yellowstone Club is approximately one hour from Bozeman, Montana and minutes from US 191, giving Members and their guests access from major metropolitan areas throughout the country by either commercial airline or private jet service.
PRIVATE SKIING
Skiing at Yellowstone Club rivals the world’s top ski resorts. Offering 15 lifts, 60+ powder-drenched trails and dropping 2,700 vertical feet, the mountain receives an average total annual snowfall of approximately 300 inches. World-class ski features include:
• Trails ranging from relaxed, groomed runs to steep, above-treeline chutes to gladed skiing in deep powder
• Access to an additional 5,712 acres of skiable terrain at the adjacent public ski areas of Big Sky Resort and Moonlight Basin provide access to the largest contiguous skiable terrain in North America

GOLF

• Discovery Performance Center, providing state-of-the-art technology, 3-D motion capture and expert analysis to help improve performance for both golf and skiing
THE COMMUNITY
• Limited to 864 residential properties to protect exclusivity and exceptional, highly personalized service

RECENT HISTORY
Yellowstone Club Reorganization, 2008-2009
• Since inception more than $1.2 billion in real property and approximately 435 residential density units have been sold at the Club, and in excess of $300 million has been spent to create the existing infrastructure and amenities.
• On November 10, 2008, Yellowstone Club filed for relief under Chapter 11 of the United States Bankruptcy Code. The Club was unable to meet its financial obligations as a result of over-leveraging, including a $375 million loan that did not require all loan proceeds to be used for the benefit of the Yellowstone Club.
• An investment partnership led by CrossHarbor Capital Partners LLC and comprised of a large group of Yellowstone Club members and Discovery Land Company LLC, acquired Yellowstone Club on July 17, 2009. The Club’s reorganization was the result of a settlement agreement reached by all stakeholders during the Club’s Chapter 11 bankruptcy proceedings.
• Yellowstone Club is now fully stabilized with $195 million of equity and $80 million of debt. Approximately $100 million of the new equity is available for working capital purposes and future development initiatives, ensuring stable operations for the Club long into the future.
• CrossHarbor Capital Partners LLC and Discovery Land Company LLC are investing the majority of the new capital with a significant number of Yellowstone Club Members co-investing in the partnership.
